Scope of responsibility:

  • Regular inspection of the building, including common areas and mechanical rooms. This weekly task is to be documented.
  • Submitting Safety Inspection Reports on a monthly basis to the Property Manager
  • Oversee and liaise with third party vendors and trades or contractors and provide access when necessary.
  • Respond to all emergencies, interact with contractors, vendors and tenants in a kind and professional manner.
  • Manage weekly garbage and recycling.
  • Snow removal and salt application on all walkways in and around the building.
  • Uphold rules and regulations of the Tenancy Act and company best practices.
  • Maintain the property assets at all times.
  • Executing and documenting tenants move out and move in. Uploading move in/ out documents to the shared google drive provided by PacificWest.
  • Communication and coordination of elevator lock offs for move in/ outs.
  • Weekly mopping of hallways.
  • Weekly sweeping of hallways.

NEW

  • Cleaning or courtyard area 3 times a week; including sweeping or raking and disposal of leaves and ensuring BBQ is in good working order.
  • Cleaning of elevators, common areas, walkways, hallways and doors 3 times a week.
  • Documenting any suspicious activities on or around the property.
  • Document and report any activity of tenants that goes against the tenancy agreement.
  • Site maintenance and landscaping.
  • Submitting Safety Inspection Reports on a monthly basis to the Property Manager
  • Identifying and attending to hazards, accidents and unusual occurrences and reporting to the Property Manager
  • Ensuring camera footage is monitored and collected for any incidents in the building
  • Other related duties as directed by the Property Manager
  • Daily inspection of the parkade and monitoring of illegal parking
  • Addressing resident inquiries and concerns, and communicating by phone and email with residents and property managers
  • Regular pond maintenance.
  • Basic painting, drywall repair and plumbing when needed

  • Demolition of cabinets is included in the position.

The parties mutually agree to the terms and conditions of this agreement.

Summary of Qualifications & Requirements:

  • Excellent email correspondence
  • Able to read, write and speak English
  • Basic operations of a computer and smartphone
  • Customer service experience
  • Previous Building Manager/Operator or related field experience

The expected schedule is Monday to Friday 10am to 5pm. Additionally, move in and move out inspections will be required on the first and last day of the month and the Building Manager is on call in case of emergency.

Vacation time allotted is two weeks per a year, plus provincial, and federal statutory holidays.

Job Type: Full-time

Salary: $52,109.00-$60,000.00 per year
